As your Listing Agent, my primary goal is to obtain the highest possible price for your home while giving the best possible customer service.
I don't do minimal work and I do spend money to market your home. 90% of the agents do almost nothing after your home is on MLS (free to them, included in their MLS membership).
I think this is not how it should work. I work hard and spend the money to make sure your home is marketed well with 1,000s of online views for your listing. I provide professional photography, strategic price evaluation, home preparation work, and many more services.

Of course I have help with this, but as I said, I don't mind spending money to get you the right buyer. Research shows the average online buyer is more likely to connect with someone if he/she is still on the site, looking at properties. If a real estate agent takes more than 5 minutes to respond to a buyer’s inquiry they have an 80% less chance to connect with that buyer. Was that buyer that your agent did not contact in a timely manner the right buyer for your home?...You'll never know. With me...you do!

Buyers rated pictures as the most important element in their home search process, rating it higher than the location or description of the home.
As long as you are not in a contract with a buyer, you can cancel your listing anytime with a 24 hrs notice. I do not want unhappy clients, so if you think you can sell your property yourself or list it with someone else, then you are free to do that once you cancel your listing contract with me.
I believe commission should be fair and reasonable. Hard to find anything lower than this. My services are far superior to "list it on MLS and let's pray it sells". I find that 2.5% for the buyer's broker (out of the 5% total that you agree to) will get the ball rolling. So, really, for all this work, I am getting paid 2.5% minus my marketing expenses. What a steal, isn't it?

2. Use my website
Use the Home Valuation Tool or hit that dreaded CONTACT button on my site. I will take it from there. You will receive an automated evaluation provided by a third party website, however, the most important thing is that I will get the information and call you within 5 minutes so we can chat about the property itself and the selling process, while answering the questions you may have.
I will also provide a Comparative Market Analysis (just a term for "I will tell you what is worth"). This is the one that will give you the real market price for your property; to go further with the evaluation I would have to walk the property, otherwise it would be like looking at a picture and tell you that it is worth a thousand words. :)
